The data cloud storage may sound weightless, but the infrastructure behind it is anything but. As demand for online services and artificial intelligence grows, data centres are becoming a larger part of Canada’s commercial real-estate and energy landscape. For homeowners, the important question is not whether these facilities should exist, but where they should be built and how their effects on nearby communities should be managed.&nbsp;Data centres are specialized facilities filled with servers, networking equipment, cooling systems and backup power. They support everything from banking and healthcare records to online shopping, video calls and artificial intelligence. Much of modern life depends on them, even though most people rarely consider the physical buildings behind their digital activity.&nbsp;Natural Resources Canada estimates that data centres accounted for 2.1 % of Canada’s electricity consumption in 2023, up from 1.4 % in 2021. Toronto, Montreal and Vancouver are already the country’s largest data-centre markets. In Ontario, the Independent Electricity System Operator expects data centres to represent approximately 8.6 % of provincial electricity demand by 2050, reflecting the scale of projects now being considered.&nbsp;The issue moved firmly into public view in Hamilton in June 2026.&nbsp;Hundreds of residents attended city hall to oppose a proposed data-centre project on former Stelco industrial lands. The Committee of Adjustment denied a related land-severance application, and city councilors later moved toward stronger controls while Hamilton studies where future facilities may be appropriate.&nbsp;Today, many data centers are located in established employment districts near electricity infrastructure and fiber-optic networks. Reusing industrial land may also be preferable to placing a large facility close to established neighbourhoods or on land intended for housing. Problems can arise when a facility is close enough to homes that its industrial operations become part of daily residential life.&nbsp;Data centres generally operate around the clock. Cooling equipment, transformers, rooftop mechanical systems and backup generators can all produce noise. The size and largely windowless appearance of some facilities may also affect views, streetscapes and the character of a neighborhood.&nbsp;These effects are not the same at every site. Distance, equipment selection, building orientation, sound barriers and architectural treatment can make a considerable difference. A well-designed facility in an appropriate industrial location may have little noticeable impact on residents. The same building placed too close to homes, without sufficient screening or noise control, may become an enduring source of serious issues.&nbsp;Ontario’s environmental noise guidelines are intended to prevent this kind of land-use mismatch. Planning authorities can require acoustical reports that identify the equipment being used, hours of operation, nearby residential receptors and proposed noise-control measures. The province’s guidance also recognizes the importance of creating compatible land uses rather than waiting for complaints after development has occurred.&nbsp;Data centres require large and highly reliable electricity supplies. It does mean that major projects can influence long-term planning for generation, transmission and local infrastructure. Ontario’s electricity demand is expected to rise substantially over the coming decades, driven by population growth, electrification, industrial activity and new data-centre loads. The IESO says several Ontario data-centre projects are already seeking connections or exploring access to the provincial grid.&nbsp;Cooling is another important consideration. Some data centres use significant quantities of water, while others rely on air cooling, closed-loop systems or newer liquid-cooling technology. Consumption can vary widely depending on the facility’s size, design, equipment and operating load. For that reason, sweeping claims about how much water “a data centre” uses can be misleading. Communities should instead ask for project-specific information rather than relying on broad industry averages. Municipalities should review the projected demand for the specific facility, including whether municipal drinking water will be used, whether water can be recycled and how consumption will be managed during droughts or periods of unusually high demand.&nbsp;Natural Resources Canada recommends measuring both energy performance and water-use effectiveness. Requiring those figures during the approval process, followed by regular operating reports, would allow municipalities and residents to compare forecasts with actual use.&nbsp;Effect on property values is often the first concern for homeowners, and one of the most difficult questions to answer honestly. The effect depends on distance, visibility, noise, traffic, local demand and what previously occupied the property. A home directly beside a large industrial facility will be viewed differently from one several miles away in the same municipality. It is the familiar effect of an undesirable neighboring use.&nbsp;Persistent mechanical noise, frequent generator testing, increased truck traffic or an imposing blank façade may discourage some buyers. A quiet and well-screened facility within an existing industrial district may have little noticeable effect on residential sales.&nbsp;Current analysis of the property-value question remains highly site-specific. Geographic comparisons need to account for proximity, neighborhood characteristics and local market conditions rather than simply comparing municipalities with and without data centres. Claims about economic benefits deserve the same scrutiny.A project may produce construction work, technical positions and municipal tax revenue, but the numbers should be clearly stated. Temporary construction employment should be separated from permanent jobs, and any public infrastructure costs or proposed tax incentives should also be disclosed.&nbsp;For homeowners, the strongest protection is not a promise that a proposed facility will be “state of the art.” It is a transparent approval process with measurable conditions.&nbsp;A responsible proposal should explain why the site was chosen, how far its operations will be from homes and what noise will be produced during regular operation and generator testing. It should disclose expected traffic, emergency procedures and the design measures intended to reduce visual and environmental effects.&nbsp;Municipalities can also require ongoing monitoring, public reporting and a clear complaints process. If a facility expands or changes its equipment, the original studies should not automatically be treated as permanent proof that no new effects will occur.&nbsp;These expectations are not anti-technology. They are ordinary principles of good planning. Municipalities already examine traffic, servicing, noise, shadow and neighborhood compatibility when reviewing major developments. A data centre should receive equally careful scrutiny, particularly because its operating schedule and infrastructure requirements differ from those of a conventional office or warehouse.&nbsp;Canada will need more digital infrastructure. Homeowners are also entitled to expect that new industrial development will not quietly transfer its costs to surrounding communities.&nbsp;The discussion should not be reduced to a choice between technological progress and residential quality of life.&nbsp;The better question is whether a particular facility is being proposed in the right place, at an appropriate scale and with enough public information to earn confidence. With careful planning, transparent reporting and enforceable operating standards, digital growth and healthy residential communities do not have to be opposing goals.&nbsp;
