Continuing our series on housing in the Greater Vancouver Area, we are now turning our attention to Coquitlam, British Columbia. Maybe you’re like me and the first thing that comes to your mind when you hear the name Coquitlam is farming, but rest assured there’s more this area has to offer.&nbsp;Coquitlam is located east of the City of Vancouver, directly east of Burnaby and north of Surrey.&nbsp;As of the 2021 census, the population of Coquitlam is 132,004. The number of private dwellings in the area is 51,072. The average age of the population is 41.1 years old. Out of all their residents, 117,185 people only speak English at home, while only 75 speak just French. Some other commonly spoken languages in the region include Chinese languages (Mandarin and Cantonese), Persian, Korean, Punjabi, Tagalog, and more.&nbsp;The split between immigrants and non immigrants in the city is almost even, with 55% non immigrants and 45% immigrants. The majority of those who did immigrate came to Canada in the 1990s and from 2001-2010. Most immigrants came from Asian countries, and then mostly from China, Iran, and South Korea. Out of the population, visible minorities hold a slight majority. The largest visible minority population is Chinese, with other ethnic groups including South Asian, Korean, West Asian, and Filipino. The most common religion in the city is Catholic, making up just under 20,000 people. Islam is also another popular religion, with just over 8 thousand members.&nbsp;Using 25% sample data from the 2021 census tells us that 24,700 have at minimum a bachelors degree, 7,280 have a master’s degree, and 1,215 have a doctorate. Sales is the most common work industry, with 26% of the population working in that discipline. Over 70% of the population of Coquitlam commutes outside the city for work.&nbsp;The most common housing type is a single detached house, making up 16,670 of the total dwellings in the area. The second most common housing style is an apartment in a building with less than 5 storeys, making up 10,855 of the total units. The average household size is 2.7 people, with two people being the most common house size at 15,510 people. Those in 1 person homes are close behind, making up 10,550. People are also having fewer children, with the average number of children in families with children is 1.7 kids. Multigenerational families are also not yet the norm, given there are only 2,130.&nbsp;The median after tax income for individuals was $35,600. The median after tax income for households was $85,000. Out of the 25% sample of households, 75% were owned and 25% were rented.&nbsp;The average house price in the city is $1,106,859.&nbsp;So, compared to metropolitan Vancouver, where does Coquitlam stand? The average house price in Vancouver is slightly more at $1,168,00, higher but not by much.&nbsp;Other than demographics, we can see other aspects of the city that makes Coquitlam unique. if you love nature, you’ll feel right at home. The many lakes in the area include Sasamat Lake and Como Lake. You can also find the stunning Minnekhada Regional Park. If you’re a music lover, some summer events include the Kaleidoscope Arts Festival or the many live events hosted by the Hard Rock Casino.&nbsp;House hunting the GVA can be a great adventure. There is such a variety of housing types and locations that there is sure to be something for everyone.&nbsp;You may just find it in Coquitlam.&nbsp;&nbsp;
