The next stop we will be visiting together on our tour of the Greater Toronto Area is Markham, Ontario. Markham is located North of Metropolitan Toronto, slightly to the East. According to the 2021 census, the population of Markham is 338,503. The city is located in the York Regional Municipality and is one of the nine total cities that make up the region. According to Markham’s website, the city is “Canada’s most diverse community.”&nbsp;The Canadian Encyclopedia highlights Markham as a technology hub. The City of Markham’s website says that hundreds of corporate head offices “and more than one thousand high tech and life science companies”, including RIFO Holding Group, are located there, Specifically, they state that Markham is home to 10,400 companies and over 400 Canadian head offices, including many familiar names such as Honda, IBM, Bank of China, Johnson &amp; Johnson, and many, many more.&nbsp;Regarding cultural life, Markham is home to the famous Pacific Mall, an Asian owned and themed shopping mall with about 350 stores including fashion stores, salons, tech shops, tea shops, and more. The Canadian Encyclopedia names several famous Canadians from Markham, including Andre DeGrasse, the man who came second to Usain Bolt, Hayden Christensen from Star Wars, Paula Brancati from Degrassi, and YouTuber Lilly Singh.&nbsp;About being the most diverse city in Canada, we can turn to the 2021 census data to get some more information on the specifics. Out of the entire population, the amount of people who speak English the most at home was almost half of the population, at 163,020. 100,600 people speak Chinese languages at home, mostly Mandarin and Yue. The next most popular language is Tamil, where 10,385 people speak Tamil at home. A chunk of the population also speaks Tagalog, Arabic, Punjabi, Urdu, Persian, and Korean.&nbsp;There are more immigrants in the city than non-immigrants, again according to the 2021 census. The number of immigrants and non-immigrants are 197,535 and 129,645 respectively. Most of these immigrants, 58,620 of them, immigrated to Canada between the years 1991 and 2000. The census shows that most people, a total of 163,570 have immigrated from Asia. Popular countries of birth include China, Hong Kong, Iran, India, Sri Lanka, and the United Kingdom.&nbsp;Next, we can look at household characteristics. There are 110,865 private households. Out of these households, 90,545 are owned and 20,325 are rented. The most common house size is four or more bedrooms and 8 or more rooms. Most of the homes were built from the year 1981 to 1990. This said, the city is rapidly expanding and new projects are actively under construction. Several condo towers have been erected in recent years, helping to define and enrich the downtown space. These compliment the facilities that were constructed for the Pan-Am Games. A beautiful new hotel, entertainment facilities, and lots of amazing restaurant make Markham a great place to live, but also a great place to visit.In terms of housing suitability, most homes at 103,130 dwellings are considered suitable. As a reminder, housing suitability refers to suitability according to the National Occupancy Standard, or whether there are enough bedrooms for the number of people. Most people in the city spend less than 30% of their income on housing costs, with 36,120 people currently spending 30% or more on shelter costs.Finally, we can look at specific current housing data for Markham. According to WOWA, the average sold price is $1,292,683, a decrease from this time last year by 8.7% and a monthly decrease of 4.8%. The number of sales has also decreased, currently at 283, a 35.2% decrease annually and a 6% decrease monthly. The number of listings has decreased 5.4% annually but has increased 2.5% monthly.&nbsp;This data seems to follow the general pattern we see across the GTA, making Markham very similar to the rest in this regard.
